How to photograph Costa Blanca villas to make them stand out

When it comes to selling a home, the photographs are vital for creating a desire for the property. While real estate agents have now overcome the phase of learning that it ISN’T possible to sell a property without photos, there’s still a way to go with respect to the minimum quality these photos should meet to achieve the required impact.

When, on the other hand, the property has already been completed and it is perfectly prepared for its new owners to move in, then it’s important to create a photo report with real images.

Prepare the scene

Less is more, that’s the number one rule when it comes to preparing any property for sale.

This rule becomes even more important upon photographing new development villas on The Costa Blanca. A considerable portion of buyers searching for a property of these characteristics are doing so with the idea of finding a place to rest, relax and disconnect, so a cluttered scene could scare them off.

Create light

Try to arrange the photography session for the time of day when the property receives the best natural light. You can try to create different atmospheres using different lighting of different intensities (warmer light in the bedrooms, white light in the bathrooms…)

Combine wide angle images with other detailed photos to try to highlight certain decorative objects or pieces that bring great added value to the property such as lamps, taps, marble surfaces…

Try to hold the camera at eye-level to give the most natural view of what the client will see upon entering the property, and don’t forget to include a floor plan and a number of photos of each room.

Be there for the photo shoot

We know that as a Costa Blanca real estate agent this isn’t always possible. The workload and multiple appointments, especially in the summer season, make it hard to manage to attend the photo shoots for all the properties you have to market.

However, we recommend that you try to be there whenever you have the chance. The reason is very simple, even if we employ a photographer who specialises in this type of pictures, nobody knows better than you how to guide and help focus their attention on the details you know your clients are the most concerned about (fitted wardrobes, terrace, garden, marble worktops in the kitchen…).
