How to photograph Costa Blanca villas to make them stand out

When it comes to selling a home, the photographs are vital for creating a desire for the property. While real estate agents have now overcome the phase of learning that it ISN’T possible to sell a property without photos, there’s still a way to go with respect to the minimum quality these photos should meet to achieve the required impact.

When the properties marketed are off plan villas on The Costa Blanca, as is the case for many of our homes, infographics and computer generated images become our great allies to show future buyers something that has yet to materialise.

When, on the other hand, the property has already been completed and it is perfectly prepared for its new owners to move in, then it’s important to create a photo report with real images.

In this article we’ll focus on the elements you must take care of upon photographing a new development villa on The Costa Blanca to make it stand out from the vast range of properties for sale in the area.

Prepare the scene

Less is more, that’s the number one rule when it comes to preparing any property for sale.

This rule becomes even more important upon photographing new development villas on The Costa Blanca. A considerable portion of buyers searching for a property of these characteristics are doing so with the idea of finding a place to rest, relax and disconnect, so a cluttered scene could scare them off.

If you’re going to photograph a property that the new owners are already living in (for example, to use it as a Show House and show potential buyers what a home of similar characteristics could look like once built), try to remove from the scene any personal objects such as photographs, toys or clothes that have been left in view.

This will allow your clients to concentrate on what really matters.

Create light

Try to arrange the photography session for the time of day when the property receives the best natural light. You can try to create different atmospheres using different lighting of different intensities (warmer light in the bedrooms, white light in the bathrooms…)

At Modern House we usually decorate the villas we have for sale in neutral colours which, as well as offering a less personalised space which is more likely to please a larger percentage of buyers, helps to create a greater sense of space.

Try to avoid taking photos facing the sun to eliminate backlighting, and use reflectors to brighten up corners that receive less light.

Take care with the angle and the framing

Get as much space as possible into the photo to help make the home look more spacious.

Photos taken from corners tend to work very well. Wide angle lenses will be your great allies for real estate photography as they’re able to offer a very wide angle.

Combine wide angle images with other detailed photos to try to highlight certain decorative objects or pieces that bring great added value to the property such as lamps, taps, marble surfaces…

plano-detalle

Try to hold the camera at eye-level to give the most natural view of what the client will see upon entering the property, and don’t forget to include a floor plan and a number of photos of each room.

Be there for the photo shoot

We know that as a Costa Blanca real estate agent this isn’t always possible. The workload and multiple appointments, especially in the summer season, make it hard to manage to attend the photo shoots for all the properties you have to market.

However, we recommend that you try to be there whenever you have the chance. The reason is very simple, even if we employ a photographer who specialises in this type of pictures, nobody knows better than you how to guide and help focus their attention on the details you know your clients are the most concerned about (fitted wardrobes, terrace, garden, marble worktops in the kitchen…).

Photographer and real estate agent will find the perfect synergy to capture in pictures the villa’s full potential.

Photos with drones

Does the villa you want to take photos of have an excellent location? Do its natural surroundings make it extra special? Are the exteriors worth admiring from above?

If you answered yes to any of these questions, don’t forget to include a drone in your photography material.

Drones are also very good for presenting villas for sale with videos. You can have a look at any of the videos of the villas we have for sale to see how spectacular these properties look using this type of technology.

At Modern House, we take as much care with the photos of the villas we have for sale as we do of our collaborating agents.

If you’re going to choose a Costa Blanca developer to collaborate with, make sure their photographs are up to the standards your clients demand.

We would like to offer you a catalogue where you can see some of the most exclusive villas we have sold, which will help you appreciate the importance of a carefully taken photograph.
